The cottage is just 40' from TRANQUIL Menominee Lake.

keeping you cool on humid days and blowing away any flies.



EWAYA:

The cottage is named: "EWAYA" (in Ojibwa it means - "Sound of water

lapping at the shore's edge").


ONCE EXPERIENCED... ALWAYS RELISHED, & NEVER FORGOTTEN!!!


Menomin = Wild Rice in Ojibwa.

Menominee Lake was explored by the explorer Thompson! Ojibwas camped right at EWAYA, per his Diary!

Menominee empties into the Lake of Bays via a non navigable stream.

TIME SAVING and CONVENIENT LOCATION:

A realistic 2.5 hours from mid town Toronto - U.C.C. & B.S.S.!

Conveniently located near the junction of the Brunel Rd./Muskoka District Rd. # 2 and South Portage Rd./Muskoka District Rd. # 9!

Just a mere 8 Kms/5 miles/7 minutes NORTH of Baysville
(where the Lake of Bays empties)
AND only 18 Kms/10 miles/18 minutes SOUTH of Huntsville!

Baysville, (only 7 minutes away), has: a Public Tennis court, a good modern Library (Internet access), 3 fine "Retail Therapy" Stores, Liquor/Beer Store, Post Office, THE Major Churches, SUNOCO Gas & Propane, 3 Licensed Restaurants and 2 convenience stores.



As for PRIVACY:

NO docks along our lakeshore CAN BE SEEN from the deck at the water's edge at the foot of the dock nor from the private sandy beach in EWAYA'S exclusive and PRIVATE COVE!!!

(That deck at the water's edge gets THE SUN from 10 A.M. or so until sundown!) There are easily portable fold up fabric chaise lounges.

Only six cottages can be seen on the other shore (to the far left of your "no cottages" sunset view). They are so far away that one cannot tell whether it is a deck chair or a person on their dock.

ALSO, the neighbour's cottages CANNOT BE SEEN through the trees 250' and 110' to each side of you and they are built 60', or more, further back from the lake!

There is further privacy due to the cottage being "gated", plus EWAYA is at the very END of a very short year round low traffic Township road. There are only 2 others on our "fork" & 5 on the other "fork" of our friendly road, (2 of which rent for $3,600 & $2,400 weekly)!



SWIMMING:

Menominee Lake's "Aquatic health" was surveyed last year and the Conclusion was that the Lake's "Aquatic Health"it is good!
(However, no one has ever seen let alone had any type of Leech attach themselves.)

Easy access to good swimming - deep off the NEW 6' wide dock.

There is an EXCELLENT sloping dock ladder with wide + 6" deep rungs.
The ladders sides/rails also extend over three feet above the dock's surface allowing anyone to hoist themselves up!

There is also gradual access via the firm sandy bottom PRIVATE cove which has a small natural sand beach!



SPECTACULAR VIEWS:

FROM the:

LIVING ROOM's 8' X 5'3" thermo pane front picture window (starting 18" off the floor),

screened veranda,

Patio barbeque area,

and from the fire pit located just ten feet from the lake,

(While Loons call out on the QUIET mile long lake at night), marvel at and enjoy SPECTACULAR SUNSETS + SHIMMERING MOONLIGHT coming across the water)...

ALSO Relish "SPARKLING DIAMONDS ON THE LAKE" most afternoons!



A nice SCREENED VERANDA,

provides a beautiful panoramic and also sunset view of the lake, which has NO cottages in the view!

The veranda also has a v-joint Pine ceiling, nice wall to wall carpet and comfortably seats five on double cushioned high back chairs at a large tempered glass top table.



NATURE:

A Great Blue Heron's ETD is usually about 6:30 A.M. from the cove here.
Get out in the Canoe then when the lake is calm and looks like glass (there is also often an early morning mist on the lake) and listen to "The call of the Loon!"

Loons are often seen and heard just off shore mornings and evenings - sometimes during the day.

There are over one hundred species of birds (Pileated Wood Peckers, you name it!), Chipmunks, Mink, and three types of Squirrels . Even Moose have been seen at the gates to EWAYA. Deer often wander on one edge of the property.

There are many flowers (wild and planted) and a very wide variety of Flora and Fauna: Indian Pipes, Jack In A Pulpit, Lady's Slipper, (Painted, RED, Magenta and White Trilliums), Dutchman's Britches, even VERY rare types of Fungi, Mushrooms and Toad Stools!



FISHING:

EXCELLENT Bass and Perch FISHING 30' off of the Dock.
(Menominee Lake has NOT been "Fished out" since there is NO general public ACCESS to it, NOR a public boat ramp on it!)



PATIO:

There's a dappled shade "River Stone" (easy on bare feet) Patio area 22' X 12' which has padded chaise lounges, a swing bench, Muskoka chairs, tempered glass table with umbrella, tempered glass end tables, etc.

Immediately beside the dappled shade PATIO (which has a VERY nice lake view), is a well equipped NEW 50,000 B.T.U. 400 sq. in. main burner Stainless Steel B.B.Q.!


There are also 4 quality benches (Cast iron sides with oak slats) with end tables on the beach, overlooking the cove and on the deck at the foot of the new 20 foot long by six foot wide floating dock + one by the Fire Pit.



PERFECT FOR ALL AGES!


ESPECIALLY FOR THE GRANDCHILDREN:

The children's play area is set in dappled shade, which can be seen from the living room's side picture window. There is a Tree Fort with a safe ladder having pipe side handrails, a "Cannon Door" / Porthole PLUS a LARGE Skull & Cross bones Flag! There's a sandbox FULL of sand - with a cover (to keep out Pine & Hemlock needles) AND there also is an adjustable but SAFE swing! (= No more "Grampa, PLEASE boost me up again!" requests...)


SENIOR FRIENDLY:

Park your vehicles near the door. 3 steps up to the screened veranda. A 50' GENTLY SLOPING patio stone path leads to the deck at the dock and part way to the beach.

Close by MODERN HOSPITALS:

There are Dialysis & Heart Pacer clinics and CAT SCAN at the modern Huntsville Hospital. A new "STATE OF THE ART" new "ER" / Emergency wing just opened at the modern Bracebridge Hospital within 20 - 25 minutes. It also has CAT SCAN imaging, etc. MRI is coming.



BATHROOM:

Seniors love the nicely finished four piece SENIOR Friendly Bathroom which is off a hall since it has "elbow room" in the Shower and also on both sides of the Toilet.

It also has a FULL SIZE Tub & shower with a bowed out Shower rod, TWO Grab Bars, Shower Hose & an anti slip rubber Tub Mat.

There is a HIGH capacity externally venting bathroom fan.

KITCHEN:

Is FULLY... EQUIPPED! It also has a New Frigidaire 19 cu. ft. frost free refrigerator, "CERAN" black flat top self cleaning oven with a NEW 2 cu. ft. Panasonic Microwave above it with very high 300 cu. ft. @ minute externally vented TWIN exhaust fans. The window in front of the double sink has a Venetian blind and also a window ledge.



LIVING ROOM:

100 year old matching carved walnut/cane upholstered chairs, large Persian Rug, Maple Dining Table seats 5 comfortably in comfortable round high back Oak chairs where all can easily enjoy, from the (18" off the floor) main Picture 8' X 5'3", the PANORAMIC VIEW of across the lake, which has NO COTTAGES in it for 135 degrees from the far right...!!! The side 8' x 4' picture window also has full length curtains.

A Dennon Receiver (2 Yamaha Woofers & 2 speakers + 2 Large Sony Speakers), which all of the following go through: Sony Trinitron Colour T.V., 2 Star Choice Satellite Receivers, CD, DVD & Dennon Dual Cassette players, VCR, and Record Turntable.



BEDROOMS:

All beds are easily ACCESSIBLE from BOTH SIDES!

All BEDROOMS are of a GOOD SIZE. ALL have spacious 4 foot wide CLOSETS, ceiling fans, telephones, combination CD Player - Alarm clock Radios, wall mounted thermostats for the electric baseboards, bureaus, chairs, night lights and waste paper baskets.

All bedroom windows are screened, have low E Argon gas thermo pane windows, have Venetian blinds and also curtains or sheers. All bedroom doors lock from inside but they have child safety locks.

The 14' x 11' Master bedroom has a lit "compact walk in closet" (5' across), a Star Choice Satellite T.V. Receiver & T.V. + and a wall jack telephone. (There are also two cordless telephones which work no matter where one is on the property!)

All beds have NEW quality mattresses (Queen & 2 Doubles), very firm, firm and regular, sponge pads, mattress and quality pillow case covers. Pillows, Duvets and blankets are provided.
(One needs to bring their own personal linens and towels!)

Fabricare in both Huntsville and Bracebridge will provide a full linen service if you so desire. (If you like, they will properly clean and press your linens and towels.)

Two time Skins Game Champion, Mark O'Meara's course at GRANDVIEW Golf club (where the Telus "Skins Game" was held in 2002!)

TABOO - Canadian Mike Weir (First "lefty" to win the Masters!) has his P.G.A. course, TABOO. It is 45 minutes away and north of Gravenhurst!!!

(TABOO has Muskoka's BEST FINE DINING!!!)



ALGONQUIN PARK:

The West Gate of the world famous is 45 minutes north east.



CLOSE BY CONVENIENCES:

In addition to Baysville's, Huntsville's and Bracebridge's conveniences there is
A Garbage Transfer Site, open daily and only five minutes away! (Not having curb side garbage collection = no Bears.) There are none at the Garbage Transfer Site since the garbage is trucked away...

SANTA CLAUS's VILLAGE is 25 minutes away.

Only Dial Up Internet is presently available.



RENTAL - TERMS and CONDITIONS:

Only OUTSIDE smoking is permitted!

My neighbours and the other cottagers on QUIET Menominee Lake respect each other and thus noise levels MUST be respected! Thus...

NO "900" telephone calls.

Please respect others by following the Arrival and Departure Times. (Arrival at 2:00 P.M. E.S.T. Saturday. Please be considerate of us and call us in the event that you will arrive after 2:30 P.M. E.S.T.!!!)

A certified cheque for or cash (Naturally, a proper receipt will be given to you if you have cash.) of $500.00 CDN will be handed over, at your initiative, to myself upon your arrival after a mutual inspection. There will be a mutual inspection, at a mutually agreeable time, prior to your departure. EWAYA (the cottage), is to be left in the condition in which you found it upon your arrival. Due to negligence, any needed proper repair of the cottage, rugs/carpets, furniture, etc., boats and grounds are your responsibility as is their needing any cleaning.


The Departure Time is at 11:00 A.M. E.S.T. Saturday, unless otherwise mutually agreed to.

FAMILIES And Couples ONLY!
(My Insurance company, does NOT cover me if I rent to singles.)

A MAXIMUM of 5 people OVER NIGHT including any relatives and any guests! Any violation of that condition will result in a Broken Rental Contract.

The Security Service's Car will only come at night - once (which helps to discourage any Black Bears and Moose). It will be allowed access through the Gates from midnight to 4:00 A.M. and to the parking area at the back of the cottage where their headlights cannot shine on any windows (they do not drive to the other parking area beside the cottage and they stay in their car).

The TOTAL daily day time limit for the septic system is 9 persons - which includes all of those renting, their guests and relatives, etc. (Septic systems have limits. Mine is new... BUT during rainy weather the absorption is greatly diminished...)

Any moving or re-arranging of any furniture in the cottage and of the Propane Barbeque outside is NOT permitted. I will reimburse you if its tank needs refilling however refilling the tank (NOT exchanging its tank) is your duty.

Use of the Air Tight wood stove is PROHIBITED! (Use the electric heat if needed. In the event of a loss, you are liable for any replacement cost in excess of $160.00 per square foot. My Tennant Insurance will not cover the cottage's replacement cost which would likely be over $180.00 per square foot.
